Crosland To Develop Two New Longleaf Neighborhoods

Land Development Will Commence in October and Result in 600 New Homes

Tampa, Fla., Oct. 1, 2004 – The Longleaf Development Co. has signed an agreement that calls for Crosland Inc. to develop Neighborhoods 3 and 4 in its master-planned community. As in Longleaf’s first two neighborhoods, Pioneer Square and the Melon Field, design will be guided by principles of Traditional Neighborhood Development. Crosland will begin land development this month, eventually bringing 600 new homes to Pasco County.

Crosland is familiar with this type of development, given that its Florida office is led by Perry Reader, the former president of Disney’s Celebration Co. responsible for the development of Celebration. Crosland’s CEO is Todd Mansfield, also a former Disney executive, who spearheaded the planning of Celebration as the executive vice president of Disney Development Co. “There are only a couple people in the whole country who can match Perry’s expertise in TND. We’re excited to have someone of his caliber in Longleaf,” said Trey Starkey, president of Longleaf Development Co.

“We are very impressed with the passion of the Starkey family to plan and create a project that strives to promote a strong sense of community,” said Reader. “Our neighborhoods will weave into the tapestry of Longleaf while broadening options for the homebuyer, enhancing the community lifestyle.” Plans for Neighborhood 3 include nearly 200 single-family homes and some townhomes. Home sales are expected to begin in mid-2005, and will likely range from the high $100,000s to more than $400,000. Builder selection is underway and expected to be announced in late October.

The new neighborhoods will blend with the existing community by incorporating consistent design elements, including parks, sidewalks, architecture and streetscapes, that have led to Longleaf’s success. New residents will share the same responsibilities and amenities as the rest of Longleaf’s homeowners, and will be members of the Longleaf Neighborhood Association and the Longleaf Community Development District.

Longleaf is a 568-acre new town founded by Trey and Frank Starkey on State Road 54 in southwest Pasco County. It is designed to foster a strong community and minimize impact on the environment, through compact, pedestrian-friendly neighborhoods, recreational amenities, retail, offices and expansive preservation areas.
